Are you self-employed? Mortgage loan approval just got easier for you...

Image
In the recent past, self-employed individuals had a difficult time getting approved for home loans. It was labor intensive, expensive and time consuming to gather all the information needed and get approved for a home loan when you were self-employed. Since it took more time and was more expensive, may lenders would not even give those types of loans a chance. But now, thanks to Fannie Mae and Freddie Mac, the process has been streamlined due to their new automated underwriting technology. The new technology allows the paperwork to be processed quicker and more accurately. Even small banks can now consider lending to the self-employed. For more detailed information. you can CLICK HERE. Want to Tidy Up Your Home? Ditch the Experts and Use These Tips Instead Social media seems to be abuzz with expert tips on changing your life by tidying up. But the truth is, you don’t need an expert to keep your home clean and organized. All you need are these super simple tricks, and you can declutter problem areas in your home on your own.          Organize Your Bathroom with a Few Basic Steps Your bathroom is a major multi-tasking space; it’s where you get ready to face the day and where you relax after your day is done. So, cleaning and tidying this space should be your first task. One of the most difficult areas to keep clean in the bathroom is the floor, so make your life easier by investing in a tile-friendly vacuum cleaner (quality models are available online for $69.99 ). Read through online reviews and buyer’s guides before you purchase one so you can ensure you are spending your money wisely. Getting things off...

Is too much of one interior color a bad thing?

Image
Photo: Rooms To Go (click for link) There is a simple answer to the question proposed in the title of this post: YES! Let's say you love the color gray. You pain your walls gray, order gray colored furniture for the living room, ad bring in gray accent rugs all through the house. All this would be fine, as long as you add in some accent colors. For example, you paint your kitchen cabinets gray to match your gray speckled granite countertops. Add white trim and a white back splash. If you paint your walls gray, add pale yellow accents to your room with pillows and rugs. Too much of any one thing can easily become too much. Be sure to break up the one color with accent colors and you will be okay! 15 year mortgage verses 30 year mortgage

Image
Which is better for you, a 15 year mortgage or a 30 year mortgage? Let's take a look at the differences to help you decide: If I asked you if you would like to pay off your home in 15 years as opposed to 30 years, chances are your answer would be a firm, "Yes".  30 year loans are the most popular. The benefit of a 30 year loan is a lesser monthly house payment. On the other hand, you are paying more interest on the home. On a 15 year mortgage, your monthly payments are higher but you pay less interest over the duration of the home loan. Equity in the home increases quicker on a 15 year mortgage. My advice to you would be to get pricing for both loans, a 15 year and a 30 year and see if the 15 year falls into your monthly budget. Calling all first time luxury home buyers...

If this is your first time buying a luxury home, or maybe it's not, but you need a refresher, here are some key points to keep in mind: First, be sure to work with a Realtor that knows about the luxury home market. Amy Sossamon, with Regal Crest Luxury Homes , is the one for you if you live in Raleigh, NC and surrounding areas! Second, make a list of all the things you are looking for and not looking for in your new luxury home. Stick to your list and do not allow additional bells and whistles to sway you another way. Stick to your guns! There is no sense in paying for something you will never use later. Thirdly, never go by online pictures alone. Make sure you see the house in person! No matter how far you may have to travel, go and see the home. Lastly, do your research! Check on the locations, resale value and by all means, have the home inspected. Neon interior colors...In or out?

Image
Are you the owner of a luxury home and ready to stage it to sell? Pops of neon colors can make a room look fancy and luxurious. We are not suggesting you go all our and paint the walls neon and have custom furniture made in an array of neon colors.  Pops of color means adding throw pillows to the sofa or living room chairs. You can add pops of color with towels in the bathroom and throw blankets in the bedroom. Try a neon rug in the kitchen or even under the couch in the bonus room. Amy Sossamon can help you with your staging and house selling needs!  Regal Crest Luxury Homes , 919.671.1479 More from Regal Crest Luxury Homes: Listing your home: Photo tips We all love a pretty kitchen Countertops: What is trending?

Listing your home: Photo tips

The pictures used when you list your home are the first impression potential buyers have of your home and they can make or break your sale. Unfortunately, this happens all too often. If you are not a photographer, reach out to your Realtor for help. A couple of helpful home photography tips: Always take pictures of the ENTIRE room. Make sure lighting is bright enough. Take pictures with lighting behind you if possible. Always include pictures of the front yard, back yard, front of the house and back of the house. Extra pictures of the kitchen are always good.  Pick up all clutter before taking a single picture. These tips are definitely helpful, but having a skilled photographer is your best option...whether it be your Realtor or a hired professional. Ready to sell your home or buy a new home? We all love a pretty kitchen...

Ever hear the phrase, "When the kitchen is clean, the whole house looks clean?" Maybe you have and maybe you haven't but it definitely rings true. The kitchen is the heart of most homes. We cook in there, eat in there, grab our midnight snacks from there. A lot of the time, the family gathers in there to talk, eat, snack, drink...you get my point. So, when selling a luxury home, the kitchen need to be clean and up to date. Old 1980 counter tops? Replace with a luxurious granite. Retro pain from the 70's? Paint with a light, creamy, neutral color. Chipped and scratched wood floors, try replacing or having them professionally buffed and shined. If your appliances are old or do not match, replace with a new set. By adhering to these few steps, your kitchen will be appealing to potential buyers...and if you are purchasing a new home, keep these things in mind during your house hunting. An honest Realtor is top priority when buying or selling a home. Allow ...

houzz.co.uk Granite countertops are still the "in" thing. However, the coloring of said granite is changing. The new granite color trends are solid colors and veined granite. Veined granite resembles the look of marble. For example: If you have white cabinets, the new trend would be white countertops with a grey vein running through it or black countertops with a white vein running through. Brown cabinets? No problem! Check out a white granite countertop with a brown vein running through it.
